But the tenant refuses to do it that way, is there Any obligation that the Landlord HAS TO be the one to search for, hire and pay the repairman directly? Issue is in the state of Georgia, if that matters.

Because of my age most landlords only offer a 6 month - 1 year lease which is kind of annoying and its usually crappy places. After my lease ends I do get asked if I d like to renew for a longer lease but usually I just end up leaving because either they raise the rent or I just feel like going somewhere new. I got married at 19 and living with my husband (21 as well) at our current rental but we are considering getting a house but our parents warn is that we are a bit young to be getting a mortgage even though we can afford it. Are there any pros and cons at our age? Are we consider too young?

My lease was up on Dec 17th. The lease states to give 60 day notice of move out. I gave a 30 day notice because I was still searching for a decent new place and wasn t sure if I wanted to move. (no excuse). After I gave my notice I talked to the leasing on the phone who told me I would have to pay the whole month of December and half of January (around $2000 total) for only giving 30 days notice and they put my apartment unit on their website as available to rent for a week after I move out Dec 24th. This is where it gets good. They sent me a letter stating my move out charges. They had the month of November and December. December was PRORATED for only the 1st to the 17th. Cool I figured they rented the apartment to someone already as the unit was no longer available on the website as well. hmmmm. Fast forward to today Jan 16th, they send me an email with a bunch of new charges. $600 for Dec 18th to 31st. $740 for Jan 1st to 17th. on top of $600 for cleaning, all dated for todays date. I understand the cleaning fee, which should have been took out of my deposit anyway, but why am I still paying for the other half of Dec and January when they have a new tenant that moved in on Dec 24th? Isn t that considered double rent? Especially after they prorated my December rent. I m just trying to figure out if I should take this to court.
