What time do you have to move out by law from a room in Toronto?

I would like to know what time do I have to move out from my room in Ontario? I know that I should move out by the last day of my tenancy (30th) before the 1st of the month. I want what exact time (1pm or 12pm, etc.) should I finish moving. If I am not finished moving by that time, can the landlord throw my things out? What are the consequences?

The Ontario Residential Tenancies Act does not indicate a specific time but your lease agreement will state this. It may vary from landlord to landlord. If you don't have a copy ask the landlord to show you his or simply ask him what time check-out time is. It is generally 12noon or 1PM on the last day of the month.

If you are not finished moving out by that time the landlord cannot throw your things out but you do not want to be running late for a couple of reasons:

1. The landlord needs time to prepare the place for the next tenant. This could involve carpet cleaning, painting, minor repairs, additional clean up if required. A tenant may well be moving in on May 01.

2. If you are not fully moved out by the time stated on your lease agreement your landlord could charge you rent for each day your stuff remains in the apartment. If he has to move it and store he can charge you storage fees. These amounts will come out of your rent deposit money or he will simply pursue you in court.

If the landlord has not rented the place out and you are only running a few hours behind it is not likely that much will happen but I would do your best to take care of business while you have plenty of time.

Since this is just a room there should be no reason for you to run overtime considering you still have over 3 weeks if you're moving out by April 30
